Project Description

Built in 1968, Bell's Sports Centre is located in Perth’s North Inch Park and previously provided a range of indoor sports facilities including tennis and badminton courts, an indoor running track, athletics space, and areas for football and hockey. In April 2024, following public consultation, Historic Environment Scotland granted large parts of the building Category B listed status.

The centre has remained closed since flooding in 2023 caused by drainage system failure and overflow. Subsequent condition surveys identified the presence of Reinforced Autoclaved Aerated Concrete (RAAC) within parts of the structure, with around 50% of the single-storey flat roof surrounding the dome constructed using RAAC.

As part of the first phase of a £10 million redevelopment project, detailed surveys are underway to assess the building’s condition and identify the extent of RAAC and asbestos within the facility. A soft strip-out will be carried out before these materials are removed.

The findings will inform a feasibility study and future design proposals for the site’s redevelopment as an unheated, open multi-use sports and events space, with further engagement planned with key partners and the wider community.
